How to Spot Water Damage Before It Gets Expensive

Water damage shows up in subtle ways for months before it shows up as a flood. Spot the early signs and the repair stays small.

Ceiling stains in the shape of a circle or oval mean water has been pooling above for weeks or months. The stain edge is darker than the center because that's where evaporation deposited minerals. Look up — the source is usually directly above, but on multi-story homes water can travel along framing for several feet before dripping down.

Soft baseboards or warped flooring along an exterior wall point to a leak in the wall — often a window flashing failure or a slow plumbing leak inside the wall. Press the baseboard firmly; if it gives at all, the trim is wet and needs investigation.

Musty smell with no visible cause is mold growing somewhere out of sight — almost always inside a wall, under flooring, or in a crawl space. Track it down with your nose; the smell is strongest closest to the source.

Around toilets, look for any darkening of the floor in a ring shape — the wax ring is failing and slow leakage is reaching the subfloor. Catch this within months and it's a $50 wax-ring replacement; catch it years later and the subfloor and joists need replacement.
